Buyers often come to me leaning one way or the other before we've even talked details, but both new construction and resale homes have real tradeoffs worth weighing. Here's how they actually compare.

What You Get With New Construction

A new build means modern systems, warranties on major components, and the ability to choose finishes in some cases. You're also less likely to face near-term repair surprises.

What You Get With a Resale Home

Resale homes often come with mature landscaping, established neighborhoods, and sometimes more character or architectural detail than new subdivisions. Pricing also tends to be more negotiable than with a builder.

Timeline and Customization

Buying new construction, especially pre-construction, means waiting months for the home to be built, and it may come with fewer opportunities to negotiate price. A resale home is typically move-in ready and the timeline is more predictable.

There's No Universal Right Answer

The better fit depends on your timeline, how much flexibility you want on finishes, and whether you'd rather pay for the convenience of new systems or the character of an established home. I walk buyers through both options based on what actually matters to them.
