A lot of the neighborhoods buyers love most around here, Ford's Colony, Kingsmill, Governor's Land, New Town, come with a homeowners association attached. Here's what an HOA actually does and what to check before you commit to one.

What an HOA Actually Covers

Dues typically pay for shared amenities and upkeep: common areas, gates, pools, roads in some communities, and sometimes exterior maintenance or landscaping. What's covered varies a lot from one community to the next.

Reading the Rules Before You Buy

Every HOA has covenants, restrictions, and sometimes architectural guidelines that affect things like paint colors, fencing, and parking. I always make sure buyers get these documents and actually look them over before closing, not after.

Checking the Association's Finances

A healthy reserve fund matters as much as the monthly dues. An HOA that's underfunded can hit homeowners with a special assessment down the road, so it's worth asking about reserves and any planned increases.

Deciding If an HOA Is Right for You

Some buyers want the predictability and amenities an HOA provides. Others would rather skip the rules and dues entirely. Neither is wrong, it just depends on what you're looking for in day-to-day life.
