If you are exploring the Williamsburg area, Kingsmill on the James is a name you will hear often. It is a gated, resort-style community set along the James River in James City County... and it blends golf, water, and a wide range of homes in one place. Here is a closer look.

Where Kingsmill Sits

Kingsmill runs along the north bank of the James River, just east of Colonial Williamsburg. The setting is wooded and rolling, with the river shaping much of the community's edge. Its location puts historic Williamsburg, Interstate 64, and Busch Gardens all within a short drive.

The Amenities

Kingsmill is built around Kingsmill Resort, and residents can tap into golf, a marina on the James, tennis and pickleball, a spa, and a fitness center. The community has three golf courses, including the River Course, which has hosted professional tournaments over the years. Staffed gates and a private entrance are part of daily life here.

Beyond the resort, you will find walking paths, a residents' beach area along the river, and clubs organized around shared interests. Membership options vary from one home to the next, so it is worth confirming exactly what is included.

The Homes

One thing that surprises people is the range. Kingsmill is not a single style or price point... it spans condominiums and townhomes, patio homes, and larger single-family houses, some sitting right on the golf courses or the water. The architecture leans traditional, with brick and classic Virginia lines throughout. Because the community has grown over decades, you will see homes from several eras side by side.

What to Keep in Mind

Kingsmill carries homeowners association and resort-related fees, and those costs vary by section and membership. Waterfront and golf-front homes command a premium. If you are weighing Kingsmill against other Williamsburg communities, the tradeoffs usually come down to amenities, fees, and how close to the water you want to be.

If you are curious whether Kingsmill fits what you are looking for, I am happy to walk you through current listings and the fine print... reach out anytime.
