PCS Move to the Williamsburg Area: A Military Relocation Guide

If you're PCSing to the Williamsburg area, you're joining a lot of military families who call this region home. Between Joint Base Langley-Eustis, Naval Weapons Station Yorktown, and Newport News Shipyard, there's a well-worn path here, and a few things worth knowing before you arrive.

Where People End Up Living

Families stationed at Langley-Eustis often look at York County or upper James City County for an easier commute, while those headed to the Naval Weapons Station tend to land closer to Yorktown or Grafton. There's no wrong answer, it comes down to commute, schools, and budget.

Using Your VA Loan Here

A VA loan works the same way here as anywhere else: no down payment, no ongoing mortgage insurance, and a funding fee that's often rolled into the loan. I work with lenders who handle VA loans regularly and understand PCS timelines.

Timing a Move Around Orders

PCS timelines can be tight, and I've worked with families buying sight unseen or on a short window between orders and report dates. Virtual tours, video walkthroughs, and clear communication make that process manageable even from a distance.

Settling In

Once you're here, base access, BAH rates, and school enrollment are usually the first things to sort out. I'm happy to point you toward local resources for any of that, on top of helping you find the right home.
