What Happens on Closing Day: A Step-by-Step Walkthrough

Closing day can feel anticlimactic after months of house hunting and paperwork, but there's still a clear sequence of events. Here's what actually happens once you sit down at the table.
Before You Get to the Table
You'll do a final walkthrough of the property, usually within 24 hours of closing, to confirm everything is in the condition you agreed to and any repairs were completed. This is your last chance to flag a problem before signing.
Signing the Paperwork
Expect to sign a stack of documents: the deed, the loan note, the closing disclosure, and a handful of lender-specific forms. Your closing agent or attorney walks you through each one, though the volume can still feel like a lot in the moment.
Funding and Recording
Once everyone has signed, the lender funds the loan and the deed gets recorded with the county. Depending on the timing, this can happen the same day or take until the following morning.
Getting Your Keys
Once the deed is recorded, the home is officially yours and you get the keys. I like to be there for this moment. It's the payoff for everything that came before it.
